Posted July 27, 2007.........April 13, 2007 - Even as companies struggle to keep up with today’s YouTube generation, another audience segment is evolving quickly and creating an equally dramatic need for a strategic shift, according to a Del Webb news release on the opening in August of their Atlanta area development, Sun City Peachtree. Highly successful in these developments for older Americans, it is worth noting some of the points made in this news release.

  ● As Baby Boomers move into the 55+ category, they are also moving past the “senior citizen” terminology and the Florida retirement stereotype.

  ● Last year, the first wave of Baby Boomers hit the 60 mark. The number of people age 55 and better in the United States will grow from 69 million to 97 million by 2020. With trillions of dollars in spending power, this growing population is calling the shots, and keeping corporate America on its toes.

Sixty-percent of Baby Boomers say they plan to stay within three hours of their current location.

If sitting in a rocking chair on the front porch is how you want to spend your retirement, then the Sun City Peachtree development probably isn't for you.

But if you want to play cards, do woodworking projects, splash around in the pool, go running and cycling and take part in any number of other activities, this is where you want to spend your golden years, said David Vitek, Pulte Homes Inc. Georgia South Division president.

"We will have everything there from billiards to skydiving lessons and everything in between," Vitek said. "This community is for people who are active. People use the active adult tag line as a way to avoid using the 'R' word -- retirement. We mean it when we say active adult. This is for people who want to be adventurous and live life with vibrancy."

Sun City Peachtree is a 3,400 single-family, single-story home community on 1,720 acres in the northern tip of Spalding County. It is a Del Webb community, and Sun City is a brand under the Del Webb brand. Pulte Homes, the nation's largest builder of active adult communities for people age 55 and older, is the parent company for these brands. Pulte Homes and Del Webb merged in 2001. The first metro-area Del Webb community, the Village at Deaton Creek, opened in Hall County in 2005.

There are about 100 Del Webb communities nationwide, with at least a dozen classified as Sun City properties. Sun City properties are larger and include an 18-hole championship golf course.

"By having more residents and homes you have a greater scope of amenities," Vitek said.

Sun City Peachtree will be open for sales in June. The golf course is scheduled to be open for play in mid-2008. Homes will range from 1,100 square feet to 2,600 square feet and prices will be announced this spring.

Even though the Sun City community is still under construction, it is already being recognized as a major development in the Atlanta market. It is a finalist in Atlanta Businness Chronicle's Best in Atlanta Real Estate Awards for its impact on the community.

According to Ken Bleakly, president of Bleakly Advisory Group, an independent real estate consulting firm, an analysis shows Sun City Peachtree is estimated to have a positive net fiscal impact on the local economy of more than $1 billion over the next 12 years.

"From property taxes on homes to construction materials to retail spending, Sun City Peachtree's positive economic impact to the region is substantial," Bleakly said. "Plus, Sun City Peachtree will place no demands on the local school system, which is an added benefit of an active adult community."

He said many states and municipalities seek active adult communities as an effective form of economic development.

"This type of project is a major fiscal plus for local communities and represents one of the least service-intensive ways to grow their tax base," Bleakly added.

Sun City Peachtree amenities will initially include a more than 35,000-square-foot club/recreational center, indoor and outdoor pools, a state-of-the-art fitness center, aerobics classroom, miles of walking trails, multipurpose rooms and a social area.

There will also be a coffee shop/ deli, a ballroom, an instructional kitchen and a number of classrooms in the community.

In addition to the golf course, other outdoor amenities include tennis, basketball, volleyball and bocce ball courts.

"We like to plan a community around the natural environment of the area," Vitek said. "This piece of property is beautiful with rolling hills and creeks that go through it."

A lifestyle director will be employed to spearhead health and fitness, cultural events, continuing education and social activities within the community.

Vitek added Atlanta is a prime location for such a community.

Sun City Peachtree is just 30 minutes from Hartsfield-Jackson Atlanta International Airport and 40 minutes from downtown Atlanta.
